Understanding The Rules
- When Can You Request PMI Cancellation? You have the right to ask your servicer to cancel PMI when your mortgage principal balance reaches 80% of your home’s original value. Look for this date on your PMI disclosure form, which you received with your mortgage. If you’ve made extra payments, you can request early cancellation once your loan value is below 80% of your original purchase price. Look up your amortization table (included in your loan closing package) to determine the month and year your loan will reach 80% and mark it on your calendar.
- Automatic PMI Termination. PMI is automatically canceled when your principal balance hits 78% of the original home value. Ensure you’re current on payments for this to happen. PMI ends once you reach the midpoint of your loan’s term.
Fannie Mae Requirement
- Two-Year Minimum Rule unless waived
- Fannie Mae typically requires MI to remain on a loan for at least two years. However, there are exceptions:
- Property Improvement: If you’ve made improvements that increase your home’s value, you may qualify for early removal. This requires a new home appraisal performed by the bank and paid for by yourself to request PMI cancellation.
- 20% Equity: If you prepay your loan and the balance drops below 80% of the initial purchase price you can request the MI be removed.
